What is a Buyers Agent?

And why do you need one? In the sale of Pullman real estate that is professionally listed by a licensed real estate agent or broker there is a  listing agent and a buyers agent.

LISTING AGENT

The listing agent makes a contract with the seller of a property to advertise and list their home on the local MLS, within the Pullman real estate office and anywhere else the agent and seller agree to. The listing agent facilitates the sale and presents offers to the seller. The seller agrees to pay the listing agent a commission to complete this task.

BUYERS AGENT

The Buyers Agent typically assists the buyer in a transaction and facilitates the purchase and sale contract and is a mediator between the listing agent and the buyers. Buyers agent usually show homes to the buyer and help the buyer through the process. The seller also pays the buyers agent a commission.

DUAL AGENT

Sometimes the listing agent also finds the buyer in which case this is considered a dual agent. If this is the case then the seller must pay both commissions to the same agent. As you can see, as an agent this is a great deal. But if you are the buyer, and you enlist the listing agent to help buy the home, their first interest lies with the sellers and not with you.  They are eager to sell the home because they will receive the entire commission.
